When you decide to purchase a home, there are two agency relationships involved: Seller’s Agency and Buyer’s Agency. The name on the sign in the yard is the seller’s agent. He or she represents the seller’s interests. Their job is to get the highest possible price for the seller. A buyer’s agent represents you.
If you are even thinking about buying a home, you need a buyer’s agent to represent your interests. If you have not signed an exclusive buyer’s agency contract, no one is working for you, only with you. As your buyer’s agent, my job is to get you the best possible home at the best possible price. I’ll negotiate for you the best price and terms and help you avoid costly mistakes.
As a buyer, you can hire me to represent your interests for free! That’s because the seller typically pays the sales commissions for both the seller’s agent AND a buyer’s agent. The amount is established before a buyer even comes along. That’s how REALTORS get paid.
