Most productive real estate firm in Toledo? Yup.

So, it IS true.  Not all firms ARE alike.  At RE/MAX Preferred in Toledo, OH, the number of closed transactions PER AGENT is among the top in the country.  I’m really proud to be part of such a firm.  Some firms have agents who do a couple deals a year on the side of their full-time jobs. Agents here are

Don’t forget the closing costs!

If you’re a seller, make sure you consider closing costs — and not just YOUR closing costs.  Buyers will ask you to pay THEIRS, too. I’m attaching a document to help Seller’s calculate their closing costs. (closing costs SELLER)  Now. for buyers, depending on your type of loan, a seller can contribute up to 3 or 6 percent towards your

Finding quirky things makes me happy

When showing houses, you never know what quirky things you might find.  I enjoy taking pictures of such quirky things and posting them to a blog, twitter or my facebook page, much like I’m doing now. Sometimes it’s the little things. Like the bear toilet paper holder that might sway you to buy the house.  Just ask your Realtor to

So far in 2011, nearly HALF of Toledo area real estate transactions were CASH

In January 2011, nearly 46 percent of all Toledo area transactions were CASH, that’s according to John English at Birch Tree Title and NORIS MLS. That’s the highest percentage of cash sales in the past 5 years. It’s a reflection of our hard-hit market and banks not loaning money like they used to a few years ago. February 8, 2011

Grandpa had a list of “isms” he’d ponder upon

My grandpa was a wise man. I was always amazed and very proud at all he accomplished as a very successful businessman, but he didn’t have any special advantages growing up. His family was very poor. I remember my mother telling me the story about how he was the only kid in his high school graduating class who did not

Glass Mosaic Class at Toledo Art Museum

Not to sound cliche’, Toledo has a rockin’,  world-class art museum.  I’ve taken some great classes, meet some new people and expanded my horizons. I always sign up for classes I know nothing about.  Now I can add printmaking and glass cutting to my resume.  I’ve got cuts on my hands to prove it.  Here’s my latest work!

Can FDIC Hotline give the little guy better access to credit?

Scarcity of credit for housing is a problem. I’m an affiliate member of the Toledo Home Builders Association and do my best to keep tabs on what’s happening in the housing industry. I received a message from Bob Nielsen, 2011 NAHB Chairman of the Board (National Association of Home Builders) regarding a number to call to help address difficulties in

People say they like an “Open Floor Plan” …

I think they’re onto something.  Buyers don’t always know what they want, but an “open floor plan” seems to be hitting the mark for many of them.  It’s certainly become a home trend in the last couple years.  Along with a GREAT room.  Those are popular.  Along with rooms connecting from the kitchen for entertaining and quick “grab a snack

My two cents on the Toledo real estate market got published

It’s not sugar coated.  The homebuyer tax credit boosted sales for a time, but has not sustained them. The market is still healing.  The Certified Residential Specialists puts out a bi-monthly magazine in which Realtors from cities around the county were asked if the current market is moving in slow motion.  I have to say, yes.  My excerpt is attached

A case where spell check worked!

Having done a *little* time in chaotic newsrooms, I can see how this might happen. How unfortunate.  But I’m sure the fire had it coming. Devastated family members frantically searched the home for any sign the fire might have survived, but authorities believe the extinguishment was complete.  No word yet on what sparked the blaze. Thank god nothing like this

What do Realtors DO, anyway?

When it comes to marketing your home, the following is an outline of my plan. Visit seller’s property, learn expectations, take notes, take photos, ask questions, and provide disclosure forms. Selling your property is a team effort. It’s helpful for me to know how much or how little personal involvement you want to have during the process. Prepare a “Comparative

Money Mistakes Buyers Make: #1.

Moving Money Around. Lenders are concerned about the source of funds for your down payment and closing costs. You’ll likely be asked to show proof liquid assets, including checking and saving accounts, money market funds, certificates of deposit, stock statements, mutual funds, and even your company 401K and retirement accounts. If you’ve moved money between accounts during that time, there

House Hunting 101. First step: Pre-approval

Getting pre-approved with a lender is beneficial in several ways. Avoid heartache. You’ll know how much you can spend up front. It’s no fun to find your ideal property and then find out you can’t afford it. Plus, once you find the house you want, you’ll be ready to pounce! Don’t waste time. Yours or your agent’s. What good is

On telling them to shove it…. don’t do it.

I must agree with @BradPlocek on this, with regards to sellers. It happens.  You’re trying to sell your home and you get a lowball offer. Our homes are very personal to us. I mean, they’re an extension of ourselves!  If someone sends a lowball offer our way, it’s as  if they’ve said, ‘hey, you’re ugly and stupid.’  Instead of getting

U.S. Senators-convince your colleagues to extend homebuyer tax credit for PENDINGS through Sept.

Dear Senator, PLEASE consider passing the home buyer tax credit for PENDING deals through September.  There was no way to have known how complicated some of these deals would be—-especially with regards to foreclosures and short sales.  For me, every deal left to close is in that category. Here’s the skinny…. Tax Credit Extended for First Time & Repeat Home Buyers

Home sellers and potential buyers nationwide welcomed the recent news that Congress had decided to extend and greatly expand the Home Buyer’s tax credit in an attempt to further stimulate the economy. Twitter helped me close a tough real estate deal

I’ve used Twitter since early 2008, back when it was mostly geeks and before it began going mainstream. While the Twitterverse can be overwhelming to say the least, it’s best

Using a Realtor versus going it alone on WTOL
